Still working buildings

The blocks in the high 30s between Sixth and Ninth remain what they were built to be: workrooms, showrooms, wholesale space and offices, in tall narrow buildings with freight elevators and heavy floors. Some have converted to offices and hotels, but a great deal of it still holds light manufacturing.

That means the plumbing here mostly serves commercial restrooms, pantries and process water rather than apartments, and it is used hard during the day and not at all at night.

What that pattern does

  • Heavy intermittent load. Restrooms serving a whole floor of workers, concentrated into breaks. Flush valves and stop valves wear out on a commercial timescale
  • Long dormant periods. Traps that dry out over a weekend or a shutdown, letting sewer gas back into the floor. A common complaint on Monday mornings and one with a simple answer
  • Pantries added anywhere. Small kitchen fit-outs on floors that had no drainage nearby, connected by whatever route was available
  • Original cast iron stacks and house drains, now a century old, under commercial rather than residential load. See sewer line and stack repair

Tenant fit-outs

Floors here change hands regularly and each tenant adapts the space. The result is layers of plumbing work of varying quality, much of it abandoned in place. A survey before any new work is genuinely worth the hour: knowing which lines are live, which are dead and where they actually run prevents the most expensive kind of surprise.

Working hours

Buildings here generally have loading dock schedules and freight elevator booking, and neither is flexible. Work that needs materials brought in has to fit that, and it is settled at the quoting stage rather than on the morning.
