Modern buildings have modern faults
There is no galvanized pipe here, no cast iron stack, no century of accumulated repairs. What there is instead is height, and everything that follows from it.
Pressure zoning
A tall building cannot run on one pressure. The water column alone would put enormous pressure at the bottom, so tall buildings are divided into zones, each fed and regulated separately. That produces a specific set of things that go wrong.
- Pressure reducing valves that drift out of adjustment as they age, giving either weak supply or pressure high enough to shorten the life of every connector on the floor
- Symptoms confined to a band of floors rather than to a line. If your neighbors above and below have it and the floor ten stories down does not, the zone is the place to look
- Booster and transfer pumps which are building equipment, so the first call is to the building rather than to us
- Water hammer from fast-closing solenoid valves in appliances, which modern buildings see more of than old ones

What actually goes wrong in a new apartment
Mostly fixtures and appliances rather than pipework. Failed cartridges, appliance supply connectors, dishwasher and icemaker connections, and waste from a washer-dryer stack. The pipe behind the wall is usually fine, and that is worth knowing because it keeps the diagnosis focused on what is reachable.
In a managed high-rise, a great many faults are the building's equipment and are covered by the building's own contractor. Establishing that first costs nothing and occasionally saves the whole visit.
The older edge
Not all of this postcode is new. The blocks east toward Tenth Avenue and north into the 30s still hold tenement and loft stock, and those behave exactly like Hell's Kitchen rather than like the towers.
